Thank you all for the input.

It is not that I don't think it should be a mobile home park, but looking at the commercial valuation as an alternative exit someday.  Most of the "comps" in the area are much smaller and have buildings on them, so I am having difficulty splitting out the land value vs. the building value.

I think I am just going to ask the broker to do a little work for me to assist.

I am looking at a mobile home park in San Antonio and would like to know approximate land valuation if I wanted to sell it as commercial land. Any tips or tricks? I don't need anything exact, just a general idea.

@Josh C.I'm closing with cash, but would like to refi as soon as I can.  It is a small $ transaction.  Only need about $20-25k out.

I am purchasing a rental home in Indiana (I live in Texas) and looking for someone to provide "delayed financing."  I have great credit (800+) so I'm not interested in any private lennding or anything pricey.  Any recommendations?  I'd rather not depend on a Google search!

Old people unite!!!

47 year old here ready to make a move (yes, my first).  You guys are great and I'm so glad to know I'm not alone in my advanced age and efforts to get the first deal done.

I'm new to the site, and to real estate investing, and stumbled upon this thread.  Very entertaining and educational.  You doing another?

Thanks for this. I have spoken with this group as well. I wonder if the publicity from the real estate guys is causing them some growing pains?
