@Jonathan Bowen I never said nor do I feel that an agent is directly out to screw me. All I'm saying is that in this market, where there are few properties available and even less at price points that make sense, it's necessary to move quickly and not in your best interest to miss any that come on the market that fit your description. Also deliberate and picky are not even close to the same thing. I'm very deliberate in my approach. I know exactly what I'm looking for and the numbers that need to work for me to pursue it. With that said, I am not super picky beyond the numbers. I'm not interested in buying my dream home. I'm looking for people boxes in solid condition I can rent for the long haul in areas that I'm comfortable with.

@Russell Brazil Ok, this makes more sense. I was assuming you meant just not even showing offers to the seller from buyers who agents you aren't familiar with. I totally agree everything you said plays into the whole package of the buyer and it's essentially the job of the sellers agent to give the best advice they can based on the information at hand. Appreciate the thorough response as well.

@Russell Brazil This is probably my naivety, but why would that be a listing agent's call?

If a listing agent is just passing through listings from their friends in the industry that doesn't seem very ethical or in the best interest of their seller. The offer itself should matter more than who passes it on I would think (and hope).

@Joel Owens I appreciate all this info Joel! I totally agree I need to be more upfront from the start. I also wonder if I need to work with someone maybe less established who's willing to get in the mud with me for deals.

@Russell Brazil If numbers make sense above list I'll go above list I'm not against that. With that said, persistence and hustle have been strategy so far. I'm at a disadvantage when it comes to capital so I need to make up for it somewhere else. Most sellers will just want top dollar, it only takes one outlier to make a deal.

@Mike Cumbie I'm not planning to low ball everything - actually to this point the few offers I've put in have been at asking price. What I am looking to do is be fast though. I can't afford to come in last minute or miss a good opportunity all together. There are too few opportunities in my price point to pass up on trying all that makes sense. If my odds are 9/10 offers will be rejected then I can't take the risk that the 1 I was too slow too was the one I could've had.

@Kyle McCorkel So this is something I've been thinking of doing more and more, but I've seen mixed feelings on it. Is it not frowned upon to use the sellers agent as an added incentive? If not I have no issue doing that. I actually just got off the phone with a sellers agent doing a showing tomorrow.

So I thought I had it figured out with an agent, but so far I've had two that just don't seem to get it. I don't know if both of them just have had more familiarity with the slow and steady type of buyer waiting for their dream home, but it doesn't feel like either has had the sense of urgency I need them to have in looking for multi-families. I feel like in this market I need to move fast and offer frequent - especially where I'm looking north of Boston. The other thing is I'm a first time buyer trying to house hack so I know I'm at a disadvantage over the more experienced investors with cash.

So I have two questions. Has anyone else had trouble finding an agent that understands the urgency of the multi-family market?
