@Robert Hernandez. I would raise the rents of the long time tenants to get them in line with the market rents. The best time to raise rents is after you take over. The tenants expect some increase.

Hi Robert, With the high vacancy rate in your area and some section 8 renters, I would offer less than the $212000 price. See how motivated the seller is. Is your market on a downturn or upswing?

Good luck Robert , I own property near you and it"s  a high demand area,

near schools and shopping. Almost bought the property next to yours. The only negative are the high taxes  that we pay in Illinois.

Hi  Benjamin  The Rockford area for apartments has cooled off. Not to many good deals at this time . The good deals sell fast ,so if you see something your interested in analyze it using the calculators on bigger pockets and make a choice. A lot of investors out here so there is a lot of competition. Good luck.
