@CJ Witmer I use AAA Southern Pennsylvania Insurance.  They have treated me well and were very good with pricing.

I have an issue with a unit in Chambersburg PA and have a tenant that needs to move out.  I don't want to discuss the details on here publicly but would like to talk to a local attorney if possible to go over my options and next steps.

I've been stalking for a bit and learning a LOT so I felt it's time to introduce myself.

I've recently (December '16) purchased a duplex with detached garage in downtown Chambersburg, PA.  It will need minor repair and major refurbish (floors & paint).  I plan to rent them out as three separate units.  

I have some family members that have been purchasing and selling real estate for 5+ years and they have been very helpful in this process.  I love what I do outside of real estate and don't want to get out of it but hope this will be an investment avenue for me to create wealth and long term "passive" income.  My strategy at the present is to buy and hold.

I am very much in the learning stage right now. Looking for reliable, quality home service contractors to do drywalling, painting, and plumbing.

Their lease agreement goes through to September of '17.  I would like to keep them there if possible till then but feel like the bathroom situation will only get worse during this time. Plus there's that code violation by the local borough...  

I appreciate the feedback and think that giving them the option of what the would like will be the route I will take.  I know it's cold right now but would you offer to put a port-a-jon outside for them during the reno?

I am closing on my first property in January.  It is a duplex with a current tenant in one half.  The problem is that their bathroom is in desperate need of a redo and is actually under code violations by the local borough.  I'm planning to redo the bathroom completely when I take it over but I'm trying to figure out what to do with the current tenants during the remodel. 

There is only one bathroom/tub for their side.  Do I open up the other side for them to use during the remodel?

I'm also looking for someone that does drywalling in the Chambersburg, PA area.  Any suggestions are greatly appreciated.

I haven't had the opportunity to introduce myself yet but I have a question I hope someone can help with.  I recently purchased a duplex in downtown Chambersburg that I'll be holding and renting.  I'm looking for recommended insurance agents in the South Central Pennsylvania area.
