The old my rent check is in the mail trick. I recently dealt with a habitually late tenant I inherited, When I took over management I heard the same old stuff you are saying. I sent a letter to them revisiting the terms of their lease and letting them know exact dates that I will do things and how much it will cost them, I sent two of these letters out to two different tenants. One tenant paid early the next month, the other once again paid late, and then followed it up with a "I'm leaving call." I'm okay with that, goodbye.

A quick update I received back the entire background check he has an additional drug charge three years ago. The dilemma is that, if they had applied together there is no way I would have rented to them, but I did rent to her and here I am stuck in a one year lease. I can't really deal with another vacancy right now. What I am thinking I will do is ask her to annul the lease she signed already, sign another month to month lease and add her husband to it and ask her to increase the deposit to $1000. I'll also be doing more inspections of the unit. Thoughts?

Take the loss now and don't mess with her. My experience is that many landlords train their tenants wrong and you get to inherit those bad tenants. If you start seeing behavior like what you saw in August, quickly address it and be ready to have a vacant unit.  Accept that loss and then put someone you want in there.

I just rented a unit of mine to a young lady with two kids. Just moved to the area has a great job. All of the background check information was solid. Within 1 week, I get a txt saying my husband just brought my household stuff from CT and he will be staying here until my daughter's birthday, before he returns to CT to care for his mom with cancer. I reminded her that if a guest stays beyond 7 days they must go through the tenant screening process. "Ok" I find out the daughter's birthday is later this month, beyond 7 days. I told her she needs to submit a tenant application and I have to screen him and add him to the lease if he is staying that long. Come to find out he has a felony 10 yrs ago, and a few misdemeanors of a violent nature,  None within the last four years. Their previous landlord had great things to say about them, left the unit in great shape, paid rent on time, etc.

Question is do I allow this guy to stay, add him to the lease? or give a notice to quit or vacate?

Does a flat fee per month worked into the lease for "extra utilities" work? example: in lease "tenant agrees to pay a fee of $50 per month to pay for unmetered utilities" ???

@Robert Orth congrats on your transition out of the military. I am not sure if you can use the VA loan for a new build. One thing you could do is get any kind of short term financing, form friends or family and finance the build. Once it is completed finance with a VA loan. This is something I've seen people do.

@Andrew Bjorklund I am in the same situation, just bought our first triplex that we occupy and inherited some bad tenants. Because they were M2M I only had to give them a 30 day notice, hopefully they move without further action from me. Looking back I wish I would have worked it into the contract that I wouldn't close until they were out, I easily could have won that battle because the previous owners didn't want them there either. Also, look into what the laws are because they may be different because you are occupying the property. you can be much more selective on who you rent to.
