Zillow estimates on rent or home values are highly variable. I think the best luck I have found is to look on craigslist or check what a comparable property rents for on Zillow in same area. As a reference my rental property changed in zillow estimate value by $20K in 6 months which was more than 10% of the total price. Best of luck.

My wife and I took the plunge and bought our first investment property two weeks ago.  We plan on employing a buy and hold strategy and managing the property ourselves.  We both hold real estate licenses in Oklahoma.  Her license is active mine is not.  Our goal is to buy one property per year and eventually move into commercial / multi-family.  I want to learn as much about the industry as I can, specifically focus on the rehab valuation and the finance side.

I will post details on the property we bought after it closes here in a few weeks.
