I am in last step in closing process and tomorrow. I should be signing papers and closing on the property. We gave the seller a list of things to fix in the property prior to closing such as broken window and open hole needed closed on a wall. The seller did not fix any of the problems and we were suppose to close tomorrow. The big issue though is the city does an approval inspection to turn on the water, sewage, and garbage. I will not pass the inspection due to the seller not fixing the issues. What process if any should I do or should I even close tomorrow?

The property has carpet in the master bedroom that smells like wet dog. Should I just clean shampoo the carpet or should I rip out the carpet entirely are replace it with vinyl flooring.

I am house hacking a property in the OKC area. From the research, I think you have to live in the property for 2 years but I have been unable to confirm it with anyone.
