QUESTION:

I purchased my first home a little over 4 years ago in Henderson, NV. I moved out a little over a year later and it turned into a rental. As of today it has appreciated roughly 100k yet it only cashflows $250 per month. Refinancing it and pulling some cash out will thin out the cashflow even more.

Should I continue to hold it, sell it, 1031 it?

Please share ideas and opinions.

What are your thoughts in always have a line of credit available? With everything going on right now would it be a good time to secure a line of credit and be ready for any potential deals that may become available in the near future?

If so, what are your LOC's like? Rate, amount, terms etc..

@Josh Chasse I've been involved in AZ for 2 years now and have never had 1 problem with that.

What has your experience been like in this new STR market? Is the strip too popular in preventing people from staying off of it in an Airbnb?
