I am pretty new myself.  We are invested with a syndication in a 166 unity apt. building in Kentucky and recently attempted to purchase a duplex in downtown Ghent.  That fell through but  that turned out pretty good.  Now we are pursuing Vacation Rental property.  That looks great.

Here is a property we are looking to purchase. It is on a wonderful area, a beautiful old building.  It's a duplex.  Rent is good.  Both units are filled.  We could, in the future rent one unit and live in the other.  We especially need help with the closing costs.  I think I don't have those figures right.

@Bryan Clement Great observation. I have two comments. The first is I recently read the book Miracle morning. I've been doing something like that as a Christian but it gave me a little bit of structure that helps. One part of the miracle morning is exercise. It does wonders for your motivation like you're talking about. My second comment is this. I am training for a marathon. That's a lot of work. But it's helping me stay motivated and have energy. I'm healthy and we're doing a better job of eating. It's giving me more energy and focus. I agree with your observations. Exercise as hard work but it's well worth it.
