Brian Murray’s “Crushing It in Apartments and Commercial Real Estate”...he also was featured in a BP podcast a few years ago which is what gave me awareness of him and why I bought the book.

Michael Blank seems sharp too and I believe has an apartment investing book.

I only have one four plex in my current portfolio and it is one I've owned for a while so not a new acquisition. I've looked hard around New Braunfels and can't find anything with numbers that work. The creekside multis are nice but not at the rate they are being marketed for my portfolio.

Thanks for the question. I decided to utilize David McMurphy/Property Elite TX and all has gone well thus far. Communication has been strong and he has successfully placed tenants at market rent rates for 3 of my recently acquired properties very efficiently.

I opted for David based on his responsiveness, willingness to be flexible in negotiating management agreement terms that were agreeable and important to me and also for his local market experience.

I'm in agreement with a number of the comments regarding condos and the HOA component; fees can be adjusted and increased significantly depending on what the HOA board decides and above all, you are giving up significant control over your property in my opinion that could limit or make appreciation, resale and exit strategy options less than optimal.

A small SFR 3/2 purchased well under market as an REO a number of years ago is where I started and funny enough is still one of the best performing properties in my portfolio.

Good luck and congratulations on your decision to invest- above all, lock in your strategy and then execute it. Jumping into the pool is the most important step to achieving your ultimate goals in REI.

Curious to gain any insight on Title companies in (North Central) San Antonio that have provided a smooth closing experience and reasonable closing costs to investors in the area; my closed deals to this point have all had buyer's represented by realtors, so Title company was already pre-selected by seller's agent. 

Nothing unusual about the transaction; will be using plain vanilla conventional mortgage financing for this SFR investment property, just buying direct from the owner with no realtor involvment.

I'm an existing investor with 12 SFR properties and a 4 plex in the North Central and Northeast San Antonio, Bulverde/Spring Branch and the New Braunfels area. All properties are currently leased (with the exception of one property I'm closing tomorrow) and have existing professional property management by one management company based in Comal county and another based in Bexar county.

Very interested in suggested "best in class" turn key property management contacts/companies in San Antonio and New Braunfels as I'm seeking to make a change based on some business model and personnel changes with my current management companies over the past 5 years that no longer make them appealing. 

Welcome suggestions and dialogue from buy and hold investors with a great current property mananger in the area or Bexar or Comal county based property managers that may be active in BP who are interested in adding 16 units to their rental management business.
