Hi BP Community!

I have been looking at a deal in Puyallup, Washington, and would really appreciate any advice and recommendations on how to better evaluate a home and ARV's. Anyways, let's get into the home!



 

Welcome to 5114 89th St E Unit 40, located in Puyallup, Washington. This home comes equipped with 3 Bed and 2 Bath, features a big open kitchen, dining, living, and even a family room. This home also includes a Private Suite with a walk in closet and a private bath with a walk in shower. There has also been multiple upgrades on the house such as a New furnace (2017), heat pump (2019), roof (2017), laminate floors (2015) & plumbing (2014). This home is selling for $74,900. Similar homes in the area are selling for upwards of $150-200k. As of looking at the pictures and description of this home, the only thing I can think of is repainting the home (Appliances do come with home).Let me share more of my analysis; ARV: $150,000. Flip Profit: $45,000. Max Offer: $78,682. Repairs Needed: $10,000Monthly Holding Costs (30 Days): $318. Agent Fee's: $9,000. All Selling Closing Costs: $3,000. Purchase Closing Costs: $4,000. This is one of my first times analyzing a property to wholesale. Any advice would be awesome, and maybe a recommended courses/webinars/book for beginners. I am really interested in Wholesaling and I do hope to improve a lot and get better and better. I am also looking into Pro on BP so I can easily share and discuss my reports in the forums and use the BP Calculator as much as I want.

Hello BP Community!

I’m really getting into wholesaling and finding good deals around the Pierce County area of Washington State. Having somebody I can send deals to for advice would be awesome, and I believe it will help me out a ton so I can grow and expand my knowledge on Wholesaling.

@Carlos Ortega Thank you so for the reply! Yeah that is true haha. I’m really interested in doing something Real Estate related as a job to gain much more experience and start surviving a little on my own at 16, and it sounded like something that would be really fun.

@Nicky Reader Thank you for the response! Would it have to be part of a contract? Am I allowed to send someone a good deal without having a commission, or if there is a commission it’s paid privately rather then stated on some sort of contract, if you get what I am trying to say.

Hello Bigger Pockets Community! About a week ago I watched BP’s podcast on “How to Make $5,000/Month from SFRs” (by the way, it was super amazing and packed with helpful information!), and he briefly talked over a job where you find good deals on sites such as Realtor, you run it through BP’s Calculator, and if it’s a good deal, you send it to a Flipper / Renter (There’s a name for it which I somehow lost).

Anyways ever since I watched that podcast, I’ve been finding what I think are “Good Deals” around the United States and ran them thru BP’s Calculator. Unfortunately I had only 5 calculations I could make before having to upgrade to Pro. I’m really interested in this and to me it seems like a really good reason to buy Pro. However I am wondering if I could do anything with this with enough practice at 15 years old.

Hi! I am Joel from Seattle, Washington. Recently I’ve been starting to fall in love with real estate and every aspect of it. I have also recently ordered “Rich Dad Poor Dad” by Robert T. Kiyosaki firstly because it was highly recommended by the BP Community, and I think it will give me lots of valuable information that will help me in life.

Anyways, that’s not the point of this post! I want to get a job as soon as possible to start saving up money to help fuel my passion for real estate. It would be awesome when I’m 16 to get a job related to the field rather than working jobs like Fast Food, Restaurants, etc. I want to gain as much knowledge and meet as many people as I can before getting deep into the business, and I think having a job will not only do that, but also be a ton of fun and an amazing experience. What do you think? What skills / abilities would I need? Thank you so much in advanced :)

If you’re really interested, I’m excelling in school and my social life is at its peak.I also consider myself super mature. Now that that’s out of the way, lets start...

Hi! My names Joel, age 15 from Seattle, Washington. I’ve been interested in Real Estate lately, specifically, buying, flipping, and either selling or renting houses. It would mean a lot if you could read my current situation;

My parents have an owned and paid off house in a nearby city that they let people rent and I’ve talked to them about letting me sell it later on to help pursue a Real Estate career, and they were interested.

I’m thinking about attending some classes at a nearby community college during the summer (Tacoma Community College) to get some more knowledge on the subject, and well, it’s free.

What do you guys think I should do? Thank you so much in advance!
