Thanks, it is not for property tax. I know its a difficult question and I don't know my taxable income because it will change a lot this year. I guess if I rough figure it my income from my regular job and my expected rental income combined for the year would be about 95k (probably doesn't help to answer the question)

I live in San Diego, CA and am buying rentals in KC MO. I will soon have 4 rentals. I have about $320/mo positive cash flow on each after property tax, insurance and property management. Since this will be my first year what percentage should I set aside for the tax man to be sure I am covered?

One of my co-worker who dabbles in real estate said I should keep 80% set aside for taxes. This doesn't sound right to me but maybe I'm wrong. 50%, 40% maybe??? Any general rule of thumb on this?

I am buying turn key rentals in the KC MO area. I have been avoiding some of the older ones that were built in say the 1900 to 1920's range but some of these are very attractive from a price standpoint. What are some of your thoughts about buying these older homes?

Are they scary? Should I avoid them?

Or since a complete rehab is done on them are they good to go?

Not really sure about these but I sure like the numbers and a lot of these older houses are very cute and have good curb appeal.

Thoughts?

I am going to purchase a turn key rental from KC Metro Homes and looking for reviews for other investors.

Any realtors in the 64131 area? I would like to chat with you.

I am going to but the rehab is not complete. I am having some trust issues and for know I just want someone to confirm that the property is in the state I am being told.

I am in San Diego, CA and 10 weeks into buying  property in the KC MO area 64131 and would like to get a pair of independent eyes to go look at it by an agent if possible. Please message me for details.

I am in the middle of my second one from USREEB and so far everything has been good. I am waiting for the first one to close, probably next week and I just started on another one.

I am single now after divorce, 58 years old. I want to buy multiple rental properties. Should I title these properties in my new living trust? I want to be able to pass them on to my kids when I die. Not asking for legal advice just your opinion.
