(No cost, no pitch) Forming new relationships and networking may be the most important aspect of success in real estate. Furthermore, learning from the real-life success and failure of other investors is invaluable. This is a perfect place to learn, grow, and network!!

The connections that perfectly complement you are out there. If you have not found them yet, you aren't looking hard enough. No successful investor will tell you that it is easy, but they will tell you that most could achieve success with hard work and perseverance. Don't give up!

@Mike Nguyen I don't know if that ever makes any cents.  I guess we would need way more information on type of loan, what type of property it's on, what is the interest rate you are paying down, and what is the interest rate of the new loan.

If it's an investment property, just let the tenants pay the mortgage down for you and use that money to buy more.

Quote from @Samantha Roberts:

I have a condo in Laguna Niguel right off the golf course. It’s a 3 bed, 2 bath, 1238 sq feet. I want to sell but don’t want to use realtors and all that. I want to get a cash buyer and be done. Title closing is fine of course so they have security.
How do I find a cash buyer?
Zillow is saying 745k but I know with this market I’ll probably get a little less.

Reach out, I'm ready to look at what you have to sell.

Trying to build my network so I can leverage the experienced investor community in my area. Thanks!!

@Robert Ellis I've been investing and currently invest with my 401K for the last 10 years.  However make sure it a TRUE self-directed account that you have total control over.  Reach out to @Dmitriy Fomichenko to set one up.

  1. What types of deals have you used an SDIRA for? Single-family, multi-family, or commercial?  Mine have all been Single-Family flips.
  2. What’s been your biggest challenge when it comes to using an SDIRA for investing?  None, after I found the True self-directed account.
  3. Have you worked with any custodians that you’d recommend, or any that were a pain to deal with?  Yes, they are all a pain, and I would never work with them again.
  4. How do you handle things like tax benefits or using SDIRA funds to scale your portfolio?  The greatest tax benefit that you have is that you don't pay taxes on any profits that you make until you retire or start drawing funds.  You can't write anything off in this type of investment.  The goal here is to have enough money saved up for when you do retire and not rely on Social Insecurity.

@Steve Brown there are many non-traditional finance options out there. Seller financing, Subject to, Assumption of VA & FHA loans, you just need to look around and target one of these.
