@Dylan S. I would just stick with flipping.  Thats what we do and have about 20 projects in the pipeline now.

My strategy framework is below:

  1. Narrow focus on lead generation. I’d like to start with divorces and recent probate records as my primary lead targets. I recognize these are highly charged and emotional moments. I consider myself to be very empathetic and believe I could help solve problems to people needing to unload properties quickly. (OMG) Its difficult enough to wholesale, why would you start with divorces and probates?  These are the most difficult transactions for an experience RE Agent or wholesaler.  Try picking on the low hanging fruit first, "Pre-foreclosures" you already know they are in trouble.)
    1. Would also “drive for dollars” by biking and running but only in my local neighborhood here in Northeast LA. This seems oversaturated and un-strategic, but I know my neighborhood well and believe I could differentiate here as well.  (Not a bad idea since these properties are on no one's list, but it's very time consuming.)
  2. Engagement sequence would be a mailer with a handwritten address (This is also very expensive and time consuming.  What do you do with this type of mail?  If you are going to mail then target 55+ communities whom the residents still open mail), cold call (One way, but again time consuming.  Hire at VA overseas and just have them send you back the "yes, I am interested in learning more."  then follow-up with them), text follow up, cold call, email, then qualify / disqualify leads. (The phone companies are cracking down.)
    Using my rental income, I have a ~$1k / month budget for marketing and tools. Goal is to find first deal defining the systems and KPIs, then scaling spend from there. (If you are going to do this right I would say $5K a month and look into incoming lead sources like facebook and google pay per click.)

@Dylan S. I've lived in the OC pretty much my entire life. We used to call them "Granny flats." This was a great purpose for them, but I do not recommend them for a value-add at all. They will run you around $200-$300K to build. If you make $30K a year from rents it will take you 10 years to pay off the ADU. The appraisers also find it very difficult to give you the value you are looking for.
