@Account Closed, Care to elaborate? As far as I can tell it's just the one healthcare place. Is that really driving a city of over 800k people?  

What is Indianapolis' biggest revenue producer? What brings people in?

It seems like most people who would want to invest from out of state may want to consider Nevada (specifically Las Vegas or Reno). The property taxes here aren't nearly as high as what everyone is saying Texas is. As far as the increases go, I'm not sure if there is a limit so that would be something to look into before jumping the gun and moving all your money here to Vegas.

I remember that someone on the podcast had made a book recommendation and it was about Abraham Lincoln or written by him but I can't seem to remember what the book was! I tried going to one of the "list of all of the BP Podcast Books" (link below) but I don't see it anywhere in there.

Can anyone help out? I had downloaded it before and it was a yellow covered book but I can't for the life of me remember what it was.

@Alex Cordero, Welcome to BP! Hopefully you're finding everything and consuming as much information as you can as there is tons out here between the blogs and forum posts and not to mention the podcast! Get your Keyword Alerts set up for Vegas and surrounding areas that you'll be servicing and you'll be bombarded each day with multiple emails and you can choose a time to go through each of them or just scan through and respond to the ones that seem relevant to whatever it is that you're looking for or interested in. 

There are a bunch of us here in the Vegas area from agents such as myself, @Omar Merced, @Phillip Dwyer and @Erika Sutphin; there are wholesalers, @Kay Fletcher, @Cindy Lamug; and there are a few lenders here as well like @Charlie Fitzgerald, and @Walter Purdy.

We're all here to help out and answer each others questions. Not one person can do everything for everyone, each person has their strengths and their weaknesses and when it comes to their weaknesses we reach out to others for help and when it comes to our strengths we help those around us when they need it and try to teach them while doing so. 

I know that Mr. Dwyer holds a meetup each month down in the Henderson area so keep an eye out for that and stay plugged in to BiggerPockets and you're sure to launch your RE career soon! Let us know if you have any questions and GOOD LUCK!

I recently separated from the AF and I had originally had the thought that I was going to buy a second home and rent out my current residence. I started looking September/October timeframe last year and I was deployed at the time but my wife was still here and so she was going out with the Realtor helping look and whatnot. So we found a place and we really liked it but when we went to speak with a lender he told us that since I was separating I wouldn't qualify unless I was going into a job within the same field, which I wasn't. I was a mechanic and now I'm a Realtor. Speaking with a lender is something that I'd suggest you do before you decide. If you find out you can extend for another 6 months or so just to let you get into a fourplex then that would be something worth thinking about that way you have some extra income AND it gives you time to have at least a year of "landlord experience" which is another thing the lender had mentioned I would need. 

Another thing you might think about doing is renting out a room in your current residence and making them sign a lease and whatnot that way you can prove to the lender once it comes time for you to have proof that you've had the experience instead of just saying "I have a room rented out in my home" you can just hand them the paper with the tenant's info on it; it carries more weight, if that makes sense.

I myself am an agent here in LV, but so is @Omar Merced and I believe @Phillip Dwyer is as well but I think he does more on the property management side so he's definitely someone to ask questions once you get your property! 

Please keep us updated as to how your deal is going! I'm curious to find out how you structure this and how it goes!
