Hey everyone, I've been flipping properties for a little over a year now and I'm still looking for new ways to find deals other than what's on MLS.. Any advice as to where to look to find more deals or off market deals???

wow!!sorry you went through that and thanks for sharing your experience and insight..Helpful information for a new investor such as myself . Here's a question for you? Do you always get a regular inspection on your properties before you close??Or do you do it after? I ask because all the properties I've been getting lately I waive the inspection to try and make my offer more attractive. Just wondering what everyone else is doing now that you bring the whole inspection thing up..

hello everyone,

I'm a relatively new real estate investor out of Rhode Island who does mostly flip deals. I've been working on bettering my process ensuring I'm covered from a liability standpoint .I'm being told I should be getting copies of insurance certificates and workers comp certificates from everyone I hire, so my question is..Is everyone doing this? And no matter how big or small the job is??and any other tips on how to make sure your covered??

I was once in your same position so I will give you advise that worked for me.Team up with a good realtor who specializes in dealing with investors etc.. Chances are they can introduce you to a hard lender. That's how I met mine and I'm off and running now..Good luck
