Hello all! I am having an issue with a previous owner still in a house a bought from auction. Its been about 3 months since I closed and I've had a very unsuccessful experience with a lawyer. does anyone have experience with something similar or know anything about this process?

Hello everyone!

I recently started out my journey in real estate. My main focus is on fix and flip mostly looking for off market properties. My cold calling lists have been pretty much all vacant properties with many filters added such as length of ownership, single family, and few others. So far I haven't gotten many hot leads at all. What I am looking for is someone who is experienced in cold calling that can offer some tips on what it is that makes a good list. Not sure if I am just not selecting the correct lists or maybe putting too many filters. If anyone can help out it would be greatly appreciated!

Currently I'm using propstream, I was having some issues getting my account with batchleads set up and their service hasn't really been the best with assistance. The only reason I want batchleads is because they offer sms blasting which could be huge for marketing and much easier when more things are on one system. I am currently using batchdialer for my VA which seems to be pretty good (a little confusing at first) but gets the job done. Propstream is very simple to use, I would totally recommend it. I'm sure batchleads offers similar things but you can literally filter out everything to pinpoint exactly what you're looking for!

Hey Blake,I am also a new investor and I just closed on my first single family property (fix and flip) Unfortunately I am having some issues with the property because the previous owner is still in the property putting me at a stand still.I have been trying to stay cool calm and collective so I am just sitting back and letting my lawyer take care of this. Ive kind of come to terms with everything can't always be up so I'm just taking this as a learning lesson. side not this property was bought from auction. So what I'm getting at is yes it is hard to get started and things don't always go flawlessly but jumping right in seemed right for me. There are so many other people doing this and becoming very successful why can't we? Ive also been listening and reading a lot ( more then I ever have in my life) being consistent everyday and working towards goal.I hope this helps you a little and best of luck to you!

closing costs are typically 3-6% of purchase price.

Hello all, I have been using propstream for a little bit now. Im looking for a text service for SMS blasting, I know batch leads has that specific service attached to the site. just looking for some opinions on which service you like better and why. I am thinking about making the switch to batchleads myself, so if you have experience using batchleads please let me know how you like it

Hello all, I have been working a lot off of prop stream and I've made some pretty large lists. Ive done a bunch of cold calling and feel that I can use that time that I am calling better in a different area. I was wondering if anyone has some good recommendations for VA's or maybe if I should take a different route. Any advice would be great, Thanks!
