I've never owned a rental of this size (only SFR), however maintenance does seem high. If you've got someone in your local REIA network that could walk through a few of these with you, it would probably be helpful in evaluating this aspect.

Regarding the Lawn & Snow removal, you could negotiate with a tenant to have them do this... (I wouldn't suggest off of rent, but rather simply paying them, might be able to get it done cheaper that way.)

Also, when it comes to property management, do you feel that going that route is necessary? Is it something that you might be comfortable doing? If you only plan to own a few rentals, managing it yourself is pretty doable (and a LOT less expensive!) however if your intention is to grow big, then be sure to factor that management fee in.

I love hearing stories like this! Often there are always so many creative ways to manage situations that just get left by the way side simply because we (I) have a narrow focus on the end goal. Very nice!
