Read read read, listen listen listen, watch watch watch. 

Try to immerse yourself in the learning phase as much as possible. Start immediately trying to make small changes in your day to day to save. Think about starting to build your credit if it needs some TLC. You are on the right track by even being on BP.

Great goal. Check out the BP books. They are great and are great in the learning phase. If you haven't yet definitely take advantage of your VA loan. It is a 0% down loan offered to veterans nationwide.

Save up for a DP and do an owner occupant on a multi-family off the rip. 

A transaction timeline is: Offer, inspection, appraisal, title work/close.

 You will need to have an offer accepted prior to doing any inspections. You can negotiate somewhat for items found on the inspection report but currently we are seeing many offers in the market waiving their request to remedy. What do you mean specifically by operating costs? Utilities?

Is the seller willing to budge on the price? As the rates go up, the market is softening ever so slightly. They may be willing. Worth at least asking.

He is absolutely correct. Columbus has a great rental back bone and is not going anywhere. It is great with both cash-flow and appreciation.
