We, my company RE360,  are the largest home buyer in Pittburgh and look to spread our time tested knowledge and methods of real estate investing. WE currently own over 300 rental units in South Pittsburgh, most of which are single family houses,  and wholesale or flip a significant amour of properties every month.

Go big April, Go BIG! You are in a real estate investors dream situation.

 I would go in higher than your "right price" and see if it sticks(it probably will as long as it is not insane ex.Fair  Market Value is 50k and you want a million). They will want to negotiate so give them some room to knock you down. They need your property and you don't really want to sell so you have nothing to loose. 

Just curious, what are you using this analysis for?

Anna, come to the ACRE meeting in Greentree this Tuesday. The topic is a panel with 3 established area investors( including myself) talking about how they got started and sharing lessons learned. 

I started by buying a couple a year and fast fwd 10years and we currently own 375 units comprised on 250 properties(a lot of single family's and some multi-units and commercial properties. Our bread and butter are income properties but we flip 10-20 a year and wholesale a handful as well. 

Random Tip: make sure you are active on FB and the local real estate groups- great info, off market deals and networking with the area professionals.

Thank you @Lacee Beitler for the kind words. Out next class will be announced next week. It will be another charity class for a cause and it will be a start to finish case study on how we make an investment decision on an investment property. This will be great for first time investors as we will be walking through the investment decision from start to finish and be very informative to an experienced investor who is interested in our process. 

I hope to see everyone there. Last month we raise over $5600 for the family of a fellow investor going through some tough time and we hope the next one raises even more for another great cause.

We are putting on a charity and training event tonight at 5:30 @ The RE360 WorldHeadquarters in Allentown area of Pittsburgh. We have raised over $4,000 for the Family Glen Kirk (a fellow real estate professional) who lost their son Tyler to cancer 2 weeks ago and aim to raise more. 100% of donations will go directly to the family to help cover the costs they incurred in Tyler's brave fight over the last year.  

We will be sharing how we became the largest single family home buyer in Pittsburgh over the last 3 years and the details of how we did it. Including the basics of just starting out. 

I am not a "guru" just a guy who has done extremely well investing in single family homes and would like to share knowledge with people who will share with Glenn and his family in there time of need.

WE, REInvestorProfessor/RE360, are holding training fund raiser this (March 9th @5:30) Wednesday at my office/warehouse in conjunction with all the major Pittsburgh region real-estate groups, PREIA, ACRE, Westmorland REIA, etc.... All money raised goes to a fellow real estate professional who just lost their son to cancer.

I will be sharing how I took RE360 from 1 house to over 350 rental units(mostly single family houses), and we complete a couple flips or wholesales on a monthly basis as well.

Money is made by wholesaling houses, that is how I started out and the fast cash helped, but real estate is a long term game so building a well rounded business with rental properties(long term reoccurring income) and flips/wholesales(short term money makers) is the way to build wealth.

My goal is to share the thing I did right and the many, many, did I say many, things I did wrong so you can take your game to the next level while helping a good cause.

@Robert Cardosa I started investing in year 6 of my Navy enlistment (early 2000's). I was a recruiter in Pittsburgh and prior to that a ET stained in Guam. I did 7 years and could not get past the E-5 mark because of getting shamefully low scores on the advancement exam. I tell you this because if a TERD like me can make it in this game anyone can! 

I would love to have you at one of my classes. You are welcome to attend any of them for free. ALL ACTIVE DUTY service members can always come for free, but most of the times the classes are free or for a cause anyways. If you wore your uniform I would be pumped. (I never got why people would always ask me to wear my uniform to things when I was in, Now I get it....because that uniform represents so much to so many people and even though so many other people don't realize it, it represents the very freedoms they take for granted.)
