So it sounds like: Get the property under contract, put a 10-14 day close, and as long as we and the title company move it, you can get it done.?

Backyard renovation "wow" pieces can be pricey. 

What kind of ROI do you see for pieces like:

- Firepits

- Pergolas

- "built into hill" pieces

- Retaining walls

This is an elaborate example below, but you can see what I mean.

  • To never need a job again
  • To leave a footprint in the community especially with charitable endeavours
  • To have more time to write screenplays
  • To build something with my wife (as my current business is boring to her :D

Has anyone tried Quickbase? Looks like it merges list and such.

30 day trial available.

If it's not a zillion leads, in Excel, you can set up macros to highlight duplicates. Good if you're on a budget and paying 3-4 figures per month for just 500 names doesn't make sense.
