Hello, the tenants of one of my condo property were served with (3) days for not paying rent and they moved out; however, they damaged the walls (holes), doors (cracks), broker shower handle, etc.  Both tenants are on the lease (were a couple but now are separated due to serious issues involving the Police) and have stable jobs. Per our lease agreements, each side should be compensated with $1,600 if break the lease. I am not happy at all because the property was nice and am investigation option to hire a lawyer to attempt going after the tenants to seek compensation for the damages. 

Is it worth to attempt collecting money for missing rent/s, breaking the lease, and damages? I understand that it will cost me more money but in my opinion, the tenant/s should be educated... If I don't do anything, what will happen if the next tenant/s do the same, etc...  Any thoughts?
