I wouldn't even consider keeping the deposit unless there is valid damage. They got pregnant and need a bigger place. Life happens

I provide appliances except for washer and dryer. The one time I did supply them I had a tenant steal them. Go figure

Hi, First thank you for taking the time to respond to my post. I have an IRA and it has about $55k in it and i was wanting to use that to invest in real estate. Is their anyway i can withdraw without tax penalties? I have seen the term self directed IRA and i have also heard of people taking a loan out of their IRA and paying themselves back. Has anyone done such a thing?? Who do i go to? Where do i start??

Being that property is worth $500k I wouldn't be opposed to asking what you are asking. I was reading this thinking the property was worth $75k and I thought you were going too far. I think you are going about it fine

You have to remember that being dumb isn't a crime. If it was half the people in the U.S. would be locked up.

if you locked in at 5 years $1500 they would be getting a deal in the aspect your not raising the rent. Don't discount
