I'm also interested in this presentation. One question I have is, are you allowed to turn a garage into an ADU if the property already exceeds the Floor Area Ratio (FAR)? I tried going to the city a few years ago (prior to the new ADU guidelines) to add square footage to a fourplex but was denied because the property exceeded this ratio… so I'm curious to see whether the new ADU standards could help overcome this hurdle, since converting a garage to living space would mean an increase in square footage.

I’d highly recommend Fund n Grow if you need capital for growing your RE business or rehab funding. I researched a lot of different avenues to get cheap money including business lines of credit, business and personal loans, hard money, etc. and I think the 0apr cards you get via Fund n Grow is among the best options out there. I already had several business and personal credit cards but Fund n Grow helped me get to the next level. All the people I dealt with there provided excellent customer service throughout the process. Veronica Purdy was great to work with early on, as she helped me come up with a strategy to pay down some existing cards and get me in the best lendable position. The plan ended up working really well. Jason Alonzo the client account specialist did an amazing job in securing me $83,500 in my first round of applications, all at 0apr! About $20k of it was personal and $63,500 was business credit. He far surpassed my expectations for the first round. He’s one of the better negotiators there and I’m glad that I was able to work with him. Top notch level of service. These guys are legit and well worth the money I invested. I look forward to future rounds working with this team.

I'd highly recommend Dennis Block in Los Angeles (evict123.com) to help you weigh your options. One of the attorneys from his firm just won a jury trial in favor of the landlord.

Great looking work @Andy Brohard. I'm also renovating 1 bed/1 bath units in Atwater Village. How are you going about submetering the water on one main line? Are you just putting meters to read the usage then billing back the tenant?

@Manolo D. $1200-$1300 sounds good to me. The quotes I received for the trenching and backfill ranged from $1800-2200. Can you send me any contacts who might be able to do this? I understand once they see the job site the price  may change but if I can get something in that ballpark that would definitely help out.

Thanks for the feedback, @Tom L., I tried appealing to the DWP planner a couple times already and I even had an electrician try to talk to her about it. When that failed I asked to speak to her supervisor who wouldn't budge either, so I'm pretty much stuck with having the main in one single location. Point taken on the single 400A panel, I think that might be what I end up doing.
