The growth is true, it's amazing how much has changed over the last 5 years. But I would recommend out of state investors to study the average household income and the home prices, the relationship between them will affect how long the growth will last.

I agree with @William Hochstedler . It's the 80/20 rule. 20% of the people got 80% of the deals. And the remaining 80% of people fighting to get the 20% deals. So learn from the 20% and see why they are getting the 80% of the deals.

For a 3/3 SFH, I am guessing it's around 1800 - 2300 sqft. And the ARV would be around 250K to 350K depending on the area. 30K under market value should be at 90% ARV. Investors are looking for at least 80% ARV even in a hot market today. There are multiple events in the area you can go to and get more info for wholesaling. Good Luck.
