@Cynthia Andersen - No, I used the capital to buy a cash flow rental.

Local REIA is always a good place to meet agent or wholesaler for deals.

Location is critical for STR, you will get more bookings if your property is located to where the travelers go. For example, if they are coming for a ski trip, they are not going to look at anything west of I-15. Just keep that in mind. And it's not cheap to be in a good location.

It's hard to find anything under $200k in Salt Lake County on MLS. So you will need another channel to find deals.

House hack is great if you don't plan to move after you graduate for a job. Renting is not a bad thing until you find a steady income. 

FHA with 3.5% down is pretty good if you find a house hack property.

I bet war zone in California is quite different than here in Salt Lake City. Are you looking at east or west of I-15?

There is a lot of development in that area. Point of the mountain is great because it's in between Sale Lake County and Utah County. And people can commute north or south for work. If you can cash flow with that property, you are doing pretty good.

Have you tried local REI meetings? There are at least 3 in the valley.

Local REI meeting will be your best bet for finding wholesalers.

@Joshua Johnson I have to share a quote that Luke showed us in a recent local REIA meeting about Gratitude.

You might not able find a deal right now, but what you have is the knowledge from the site. Keep learning til you can create a deal instead of finding a deal. Everyone is learning, if you are not learning, you are dying.
