Most of the deal packages can be downloaded from the brokers website. You can analyze these deals from the information provided on the website. Part of a brokers job is to qualify buyers. I recommend you find a partner or three who has experience and funds. You add value to the relationship by finding deals and they add value by being able to execute.

I Feel you are over estimating your return. I think it will end up being closer to 8% by the end of your first 12 months. But this seems like a good deal; good price per door and good gross rent multiple.

Umbrella insurance is always a good idea. Changing the ownership to an LLC is helpful but may trip a due on sale if you have a mortgage

You may want to consider keeping your money in your pocket. Find a money partner and a good deal, you put in the work and your money partner puts in the money. Today money is way easier to find than a good deal.
This sounds like a pass unless you can quickly increase the rents. If one AC goes out your cash flow will quickly turn negative.
County Property appraiser website is a great place to start. You can search by multifamily zoning.
