It looks like Trulia also removed their crime maps.  crimemapping.com doesn't have data for 37411.  Any suggestions on where else to get crime data/mapping?

He said it would be a promissory note. It didn’t instill much confidence. 

I was also wondering why the high rate of return?  Is the venture extra risky?  

Anyways, I think I’ll pass on this one. But wanted to pick your minds.

I got an email from Alexx Varga the other day, inviting me to invest in his company, NextGen Housing.  

"We've got a great opportunity for you where you can lend a minimum of

$10,000 at 15% interest and get your return in six months."

He is local to me in San Diego, but I'm not sure how to tell if it is a sound investment opportunity? The ROI sounds quite good, but the website is only 1.5 years old and the more I look into it, the more I question things.

I'm just curious how you all vet your investment opportunities?

Post: Found a home in "Pre-Foreclosure", now what?

I found a home nearby my that is listed on Zillow as a pre-foreclosure.  Yes, I know that zillow's information can be outdated.  Which is why I'm here, asking what are my next steps to figure out if this is a good deal or not?  

Do I go and knock on the door and talk to the people living there?  Call the foreclosure agent?

I'm looking to get my California Real Estate license, and wanted to do an online school for the required education.  Can anyone recommend a good online school?

It would be nice, but not necessary, if they included online videos, and/or maybe an iOS app for studying for the test.

I'm currently looking into a partnership with another investor who is interested in flipping homes with me.  I'm VERY new to this whole idea of hard money lending, and was wondering how to go about choosing one?  Is it strictly based on rate and terms, or are some more reliable than others?  Can anyone recommend a good lender in San Diego, or nearby?

@Dan H. I appreciate your insight...

Where do you find your off market listings?  Networking and emails with other investors?  

Would you say that BRRRR is possible, but because of appraisers, you may not be able to pull 100% of your money back out? Typically how much are you able to pull back out in the San Diego market?

I've been passively watching real estate listings for years now.  But by no means know the market like a pro.  I also think i'm fairly conservative with my numbers to keep from getting burned.  

Are there any specific zip codes in San Diego where BRRRR is more likely to be found/done?

I live in San Diego, and would LOVE to invest locally so I can manage the property myself.  However, San Diego real estate is VERY hot right now.  It's nearly impossible to find a property to rent that has positive cash flow.  

Does that make BRRRR impossible to do here?

I was trying to come up with some creative ideas on how to find properties that I could BRRRR. One idea was to look into pre-forclosures. Zillow offers the ability to search by this criteria. Does anyone have a better method to find these pre-foreclosure deals?

Is there another method I should seek out for BRRRR in San Diego? Or another market nearby where I could look into doing BRRRR and still manage it myself?

Ultimately I'm looking for a way to invest, that will allow me to retire early, with a nice income...  I appreciate any tips/advice!
