Well that didn't work :)

I wasn't trying to spam, just list the link to show anybody who wanted to check the company that is going to perform the services that the $25,000 is used for. I wrote a very big post trying to explain what I am doing because I DO NOT want anyone here thinking I am doing anything more then trying to start a Business with limited funding choices. My post was deleted and I know to copy it before I post but oh well I will try another way.

Below is an e-mail that I sent to somebody who wanted more details (Added some information). I feel I need to show what I am doing because I would hate to be shuned by this great community because someone thought I was out to scam anyone. Not sure if I will be shuned because I am giving the impression that I am stupid or so newbish that I would fall for a scam either. I have researched the company, but alias there are no 100% garentees in this world but feel if there is a way to get my company started with all the Knowledge I do know about that Industry then I do not want to give up that option. I will let you all decide if this is an option you might want to help on or not.

I do know that Becoming a REI is also now as big if not bigger of a drive for me.

I am sure you are a busy person so will get to the heart of the matter.

I am starting a business and lack the start-up capital. I initially started searching for a Partner to share the cost of my business’s start-up cost. I was running into a lot of interest but no takers of my offer of ownership. It is a Unique @@@@@ Production/Website business and that has made going to traditional Lenders difficult along with making the approach to investors very hard to say the least. Not to be stopped I found a company that would help me with the Incorporating of my Business with help in securing Corporate Lines of Credit.

Rehab702: Said that he thought I was going to a company that scams people who give money for a line of credit. This is no what I have found in my checks of this companies services. I will let you see, if you want, for yourself. (I have taken out the link to the company) It is a lot more then just a line of credit that I am paying for.

I have researched and have found not one single instance of any kind of scam being associated with this company. I am in talks with my rep, Cam, and have every confidence that they will be able to do what I will be paying them to do. (I have taken out the E-Mail address of my Rep at this company) This is his e-mail, feel free to contact him and ask any questions you think might be important.

THIS MIGHT NOT BE ENOUGH FOR YOU. I understand that and have factored a way to reduce the risk to my investor.

I own a home that has a 1st mortgage of $94,000 with appraises at $120,000. I will use a lawyer of your choice to write up a 2nd mortgage for $25,000 at $300.00 a month for 10 years. This makes the payoff $36,000 over 10 years if for some reason Manfredo and Associates fail in there services. Any counter offer that would be more appealing to you is required I am more then willing to listen.

At this time if I could come up with the $20,000 plus additional cost associated with the start-up of my business I would, but I don’t have the credit to be able to pull out the equity in my house. Using a lawyer of your choice I will sign an agreement secured against the equity in my home that I will pay you back, on securing the $250,000 in Working Capital to my company, the amount of $75,000. If this doesn’t happen then I will pay you $300.00 per month for 10 years. If this risk is worth it to you then please let me know.

P.S.

As I was looking for investors to help me in my Business I found biggerpockets and have now another option. I do believe that one has to change and adapt to challenges. My challenge of funding my Business is just that a challenge not a Road Block. I believe that if there is a chance that I can find an investor to start my business now then I will do that. It is why I made my post. But now I am hooked on educating myself in REI and believe I have the means to fund my Business another way. If you are interested then great, I hope you do. I will get my business funded now or later, one way or another. Thanks again.

I thank all who read this. I did not start this post to find an Investor but needed to see if REI's would fund outside of Real Estate if the ROI was good enough. If I need to remove this post please just let me know.

Jon: Thanks, I will stay away from anyone who say they have the 'Secret' to easy riches. :)

MikeOH: Thanks, sound advice and I will do my best to keep an open and honest approach to all that I meet. I really look forward to the experience and plan on joining thier association. $75 dollars seems like a very small fee compared to all the wealth of information I can get.

I do plan on listening to everything I can, it is all about learning about a subject that is very new to me. I wonder sometimes why it seems that investors are so free with helping others. I love it and am glad for this site but it kind of goes against some commercial logic in my up bringing. I think we are taught to guard against others from taking our ideas and making money off of them, so coming here and seeing all the helpful posts, it is as if you all didn't get that memo. lol

I know it is a way to network but let me just say that I for one have not come across a place like BP before and think this site is truely unique.

Hello all, I have such a long way to go in learning all that I can. This is a life changing goal and a way of thinking for life. It is very exciting.

On to my question. I am going to a local REIA this Tuesday and was wanting to ask if the real investors still go to thier own local area REIA meetings?

"Quick fix" - I don't mean to sound rude to all the people who come to this board, we are all investors in one way or another. I was asking the regulare posters who are actively investing. :)

I have read that some are places to just try to sell stuff. I am wanting to help in any way to the members in the hopes that I can learn from thier experience but buying some free legal thingy is not needed.

I guess what I wanted to know was how do I know if the REIA group I go to is made up of actual investors and not just some people trying to sell stuff? Any tips about what to look for in a real good REIA?

I have explained the basis of what I am trying to accomplish. If you want to actually invest that is great and would love to explain in detail to you. I have updated my profile to show my e-mail in my signature because even though I have 'show email' I haven't seen it showing on my posts. Hope this is allowed. Just shoot me an e-mail.

On another note, my eyes are bleeding... lol

I have been reading these forums non-stop for 2 days now. So much to learn but am glad I finlly made the choices to change my direction in life. I have signed up with a local REIA and hope to offer my services in whichever capasity I can to learn from others who are Do-ing. Wish me luck

No need to say sorry, just wanted to make sure to let people know. I have skin of an aligator :)

That actually is one of the main reasons that I signed up and posted. I get the impression that this is a unique site in regards to information being freely dispersed. I can and alway will take any and all advice to heart and mind.

I am aware of what I am getting for the $25,000 and also what my investor is responsible for. Yes, return is the point, getting money back for an investment is the major/only requirement of an investor. The risk is defined as this in my mind.

$25,000 Invested --- ZERO Return
$25,000 Invested --- $75,000 Return

These are the outcomes, but another reason I was asking my questions is because I have a way to reduce the risk to almost zero itself.

With a local investor I would be able to explain this process to minimize his/her risk and thus meet my goal. What is the point of getting $75.00 back on a $25.00 investment once? I am hoping that I will be able to find the investor I need and make it profitable to them with minimal risk.

First things first. I am male. lol

Yes it is a hugh debt to undertake. I have a business plan that will reduce this debt in a very short time thru revenue brought in on my company. This debt is not the responsibility of my investor. My line of credit will be more then just $75,000 and that is all that matters in regards to my goals. This service that cost $25,000 is more then applying for a just a line of credit.

To invest is to risk, this I know. Some invest in higher risks to acheive higher return and some don't. I have answers to several of my questions and some I didn't even know to ask :) Thanks

Education, Determination, and Networking will reduce the total amount of blind luck in REI that some have had.

I am paying a Company to increase my DandB rating and secure a large Capital Line Loan. This service will allow me to pay the $75,000 to my investor and takes 3 months to process completely. This is the basic of what I am looking to do. What I don’t have is a network of Investors to whom I can approach with this opportunity and then I found this site.

I can handle the debt of $75,000 to my company. I just can't come up with the $25,000 for this service at this time. This is why I posted here, it would seem that the ROI looks to be too high and might make someone think it is a scam ‘thanks Jon.' I will keep this in mind while I look for investors in the Pensacola area.

With low risk come low return. I have done my research and know that the risk is higher then with say a physical piece of Land/Property so the return needed to be profitable enough to a investor.

If anybody has any thoughts on who I could go to with this opportunity to potential investors, please let me know.
