I agree that we can all try to not just jump to being negative but at the same this forum is suppose to be for sharing and engagement. What’s the point of him posting if he didn’t!t intend to get questions that he would need to respond to. People are naturally curious. And why should we have to go through all of his past posts to figure it out and investigate his  profile etc.

Perhaps his 36 units has net him $5k a month and he is comfortable with that to retire and that is perfectly fine. A. nice lengthy response just like his original post would have been nice to answer and share information.

@Eamon Conheady I do hope that you didn't sign up for that coach program. It is such a waste of money. It cost me about $3600 and was a bad decision. The information they provide at the group coaching sessions are good but that information you can easily learn on BP or elsewhere for free. The individual coaching sessions were minimal and the coach didn't even follow up to see if I was actually successful in getting my first deal.

I did get my first deal was it certainly wasn't thanks to them. Please skip the coaching program, you will regret it!

Hello All,

So I have a tenant that recently moved out on July 16th. The lease wasn't up until October. I had to pay him $200 to move out because he only paid $250 in May and that was the last payment. So he owes for May, June and July. Also even though he only lived there for 9 months the apartment needed a lot of painting and he clearly didn't clean the whole time he lived there. But thankfully there were no damages.  The rent is $1100 a month. Hopefully I can find a tenant for September 1st.

Question: Is it worth it to go to small claims court to recoup the losses after taking the security deposit? What amount should I claim? The security deposit is $1,650.Also chances are he will not be willing to share his current address. How can I obtain his current address to send him court documents?

Does anyone know a great eviction attorney in the New Jersey Essex County area?

If I use a private money lender then I don't think the deal would be worth it because the profit would be too low.

@Allen Fletcher Thanks. The loan would be a HUD and the loan officer did mention that it could raise a flag.

Hello All

I am a Newbie looking to do my first fix and flip in the New Jersey area and I currently have a property under contract. I am thinking about getting a loan from a traditional bank since the interest rates are not as high as the private money lender. My lender has informed me that if I get the loan and I sell the property under a year then this would be flagged and there could be some implications. So my question is, anyone used a traditional bank to finance the flip and sell in less than a year? Did you get in trouble for doing so?
