Thanks for the reply Matt. In doing my analysis, I’m looking at what Brandon suggests as far $100 per unit cash flow, cash on cash return of 12% plus,

Etc.

Question is, with the change in financing 100% of the money, even though I am basically the guarantee your other money since it’s leverage against my stock portfolio, should these numbers change?

Should I be using an analysis on the BRRR calculator even though I am looking to buy and hold for rental income?

I am borrowing the money and that is the interest rate that I will be paying Merrill Lynch. The loan is guaranteed by my stock portfolio they are holding with them

You can basically get 50% of the value. So if you have 1 million in Portfolio value, you can borrow up to $500,000

Looking at purchasing a couple of multi families.So basically I have a line of credit, or leverage ,against an existing Stock investment portfolio with Merrill Lynch. So I can pretty much write a check for the purchase price of the property with no loan fees, points, etc.

My question is, with using the BiggerPockets calculator, what would be the best way to analyze a type of deal like this? Enter as a cash purchase or a loan? I will be paying 4.75% interest which is adjustable.

Come on Guys????

For years there has been CRM software for businesses that starts all the way at lead generation and ends at sending the customer a thank you note for the business. I'm talking about storing all information and creating a crystal clear simple  process from start to finish . I guess so long of the short of it is there is not a program that for fills this need. Just ones that ae for certain pieces

Starting with The entire tenant screening process, to rent collection, to maintenance, to eviction, are there any third-party sites that are basically the gold standard form streamlining all of this?

I’ve looked at smart move, cozy , and

Stessa... Just trying to get a consensus on which ones in addition to these would stand out above the rest.

I also noticed that none of them have all of the features for a landlord..

All in one site?

Looking at purchasing this eight unit Multi family. The apartments are efficiencies and it is located in a flood zone. I would not get flood insurance.The type of loan I would be using is LMA which would be leverage/lending against existing stock portfolio investments. I am looking at purchasing this unit to buy and hold /  generate monthly income. Rents are now at the maximum. Any thoughts on the numbers would be much appreciated!

So I’ve use the bigger pockets property analyzer which I am really a fan of now. Looking at 28 families which I am ready to jump into.

My question is, which tools How do you incorporated into your process of keeping track of Randz, expenses, Accounting, and possibly even flow charts for starting the application process and possibly Evection?

I’ve always tried to keep things in a systematic, simple flow chart way and I’m looking to incorporate that as I start my new journey. Any thoughts would be greatly appreciated!
