These condos are in Waikiki. Studios are in a range of $200-300k. Air BnB rates have been around $95/day, rented out for about 90% of the month. Message me for information.

I am a licensed real estate agent in O'ahu. I have a few clients that are interested in selling their condos. Hi Andrew, Have you spoken with a lender already? The max the VA lends is $721,050 on Oahu. Your rank and annual income will dictate how much a lender will offer you. I think I can help you run your numbers, message me your number, I’ll give you a call on Tuesday.

Would doing a 1031 exchange be a good thing to do on the second property?  I am thinking of getting out of the area because it is so far from me, the market also appreciated much less than my first property.  I know I could refinance, it could make my cash flow better than what it is.  My thought is if I get out of the area before the market changes, then I'm ok with offloading that property because it may lose equity once the market adjusts and I'd be back to square one with less equity. I've never done a 1031 exchange, would you know if it is a harder process?
