Vern I too use rentometer and Zillow to pull an average rent. Appleton can vary depending on where the property is located. You can also call a pm and ask what they believe it would go for. I've found people going to local chamber website they have pm's there that can help.

@Matthew Pinkston If the amount of time you are spending on maintaining your books is really overwhelming then you may want to consider hiring a bookkeeper. It will not only allow you to leverage your time so you can focus on finding and closing deals but it will save you on the additional costs associated with a CPA to clean up the books in order to get them ready to file your year end taxes. Feel free and PM me if you'd like, as I own a virtual bookkeeping firm that works with real estate investors. We have worked for agents and investors and even have done some property management for commercial and residential properties. Some of us are active investors too, so we understand the challenges of owning properties and maintaining accurate books so we get financing for our next deals.

Great point to hire someone that is experienced in the industry otherwise you are just paying for data entry. I own a virtual bookkeeping firm that works primarily with REIs. We have experience from working for Agents to the Property Management of residential and commercial properties, so we understand the challenges that real estate investor face. We also assist in cash flow management and Profit First implementation (in case you haven't hear of it, listen to podcast 165) so that you can build a financial strong business. You will not find this type of service through a VA, so find someone that understands you business and will guide you.

Welcome to BP Scott. I too am newer fox cities investors. Congrats on finding the property. I wish I had found BP before I did my first two investments but nevertheless I'm putting into practice what I've been learning.

I'm excited to join this group of savvy investors. I currently own two rental properties in the Denver metro area as I sold my first condo property (an REO living hack) two years and loved the money I made on the deal, so now I'm hooked. I am now looking to expand my portfolio to the wonderful state of Wisconsin (Appleton/Menasha) area. Looking to create my WI dream team. I own a bookkeeping and accounting firm, so I know the tax benefits of purchasing property where you vacation thus WI was a good fit since my husbands side of the family are all there and we go visit several times a year. He is familiar with the area but we lack the connections with experience investing professionals (re agent, pm, and attorney).

Looking forward to hearing the great success stories and primarily the what not to do's in investing.
