Thank you very much for your response.  Great to know.  I think I will stay away from this type of offer.

@Gino Barbaro Thanks for the shout! @Joan Liu Did you mean you went under contract, or did you close the sale?   The qualified intermediary for the 1031 must be in place prior to the closing of your sale.  So hopefully you're all set or have time to get one in place prior to closing.

I did have 1031 ready.  The proceeds of the sale is in the 1031  escrow account.

Hi, Greetings to BP landlord group.  I am new here and need some help.  I was approached by people who are interested in leasing my property long term and use it for cooperate business travel accommodation.  Anyone had experience with this?  Please share pros and cons with this arrangement.   Thank you very much in advance.

Quote from @Samuel Diouf:

Hey Joan, Columbus, Ohio is a great market to consider if you're leaning towards appreciation. I moved here from Florida after seeing the expansive growth in the Columbus market.

There are multiple billion dollar companies dumping money into the city, such as Intel, Google, and Amazon. And a lot of start-up companies are migrating to this city as well, because of the efficient costs of living, the OSU campus that has thousands of students graduating and looking for jobs locally, and the availability of land.

Everything that’s going on here in Columbus is attracting investors and other businesses from all over. A recent study showed that 80 people are moving to this city every single week, which will continue to increase housing demand.

Thank you for getting back to me.  Columbus is one of the areas I am looking into.

Hi, I just sold an investment home and am am ready to purchase a 2-4 multifamily units as a 1031 exchange.  I don't have a set market in mind.  Looking for off market deals in markets that has appreciation potential.   This is the first time I am posting in bigger pocket forums.  I need to spend at least 450k.  I am comfortable up to 1.2 M.  I prefer fourplex.

Hi Joan, I personally would recommend looking into the Columbus OH market if you're looking for appreciation potential. Lots of major companies are moving and developing out here - Intel, Meta, Google, Honda, etc. The macroeconomics is booming along with population and job growth. My OOS clients love it here because anything you buy in Columbus now will appreciate like crazy within the next few years. Happy to connect and answer any questions you may have.

Thanks for responding to my post.  I do have an agent in Columbus area I am working with.

Hey @Joan Liu! I have an off market multifamily investment properties inventory sheet. Our investors & 1031 exchange intermediaries use it for this exact purpose. Let's connect here!

Jasmine,

Thanks for responding.  Please send your inventory sheet my way.

Thank you.

Joan
