Brendan,

I echo Brad's comments and add that in most places I've lived and purchased (purchased in Colorado Springs in 2014), the spring months are some of the hardest to find as everyone wants to buy and close after school ends so the kids are in the house when school starts in the fall.

Doesn't mean it can't be done (took me four months to find and close) so I recommend you devote the two months have to learning the area.  Look around, bid if somethings makes sense (read here on bigger pockets) and drop me a line if I can help in anyway.

Greeting fellow members,

A quick post to introduce ourselves. We are SFH investors from Williamsburg VA currently residing in Colorado Springs for work. Purchased our first property in COS in May and plan to keep looking in both places as time permits.
