Thank you. Leaning that way myself.  A bit more research and make my final decision.  Again, thank you for taking the time to read and respond.

I have a K-1 (Form 1065) from a Colorado LLC. Attached to it is the Colorado K-1 equivalent (Form 106) showing the corporation paid the taxes for me on my income in the state (I am a non-resident). This is my only income in Colorado.

Does anyone know if I still need to file a Colorado state tax return?

I'm in the area and paying ~$240/square for 30 year shingles and $45 for each 4x8 sheet of plywood. Includes shingle rip off, new felt, ice and water shield, etc.

Other things add a bit but plan to replace the boots, reflash the chimney, etc. Well known company. Not Joe-I-work-on-roofs-on-weekends. ;)

We are current investors in the area. Tired of teaching my current agent how to do business.  Should preferably own investment properties themselves.

Not sure I followed your whole logic but using your formula try:

OA = (NP*(RH/12)/ROI) - BC - HC
