Hey Kevin,

We own a property that is built in 1910 and it was our first property. It was newly rehabbed when we purchased it. So all the systems were updated. We do actually have a higher repairs and maintenance budget for it. Older homes tend to fall apart so they just eat up more of the profits. If you account for a higher maintenance and repair budget, you will do well.

Hey Devin,

When I first started looking into investing,

I ran into a similar situation here within the Las Vegas market. So we ended up investing out of state. We chose Memphis as it fit our needs for cashflow and opportunity to purchase higher quantity. We also now pivoted back to the Las Vegas market to pursue shorter term rentals.

Selfishly it’s to travel with my wife for long periods of time and be able to do the same with our kids. I would love to be able to attend their school plays and soccer games. Then leaving my children with something that they will then pass on for generations.

You and me both! I have started to subcontract out through the BP Network option. You can find many subcontractors on there. Call and receive quotes for each project you need (I like to get at least 3 quotes). Goodluck!

I was in a similar situation to yourself. I chose out of state because of my specific situation. There are a lot of things that you can do to get started. I would first recommend you educate yourself as much as possible. Listen to the podcasts, read the books and attend the meetups! With you capital you could house hack a single family property with an FHA loan at 3.5% down. You can rent out the rooms to your friends and start your investment career that way. I hope this finds you well. Insurance is a must for the property. It can cover you against suit, can cover you if a storm comes in or your house burns down (God forbid). Shop around for different quotes and see which one fits your budget with the coverage you’re looking for.
