@Jeremy Albers Welcome and good luck.

If you are going by storm risk then there really is no true safe area.  When it comes to NC I think investing is much riskier along the coast because the storm surge and high winds. Some of the coastal areas have seen substantial damage 5 times over the past 20 years. It is astounding to me that people continue to rebuild, that the gov't allows it and that companies still insure them. By the time the reach inland areas it is a rain event with much lower winds. Flood Insurance is fairly reasonable if the property is not in a high risk flood plain. Fayetteville held up reasonably well except for the areas that a prone to flooding like the area around some Rock Fish Creek.

Heat is a requirement as are many other things. Unfortunately it appears she will have to sue or threaten to sue with legal aid. Although she did not move in, she appears to have taken possession (keys) upon handing over the rent/deposit.

@Dave Silva that 19% rate seems as well since roof and carpentry rates are much higher. At least he seems to be charging you a blended wc rate.

Asset protection (which is what the original post asked) and anonymity. If you are looking to liability then none but with the right insurance and provided you are adhering to landlord tenant law by owning and operating safe habitable dwellings, you are in good place. Do I have LLC's and a S Corp and even some LP's? Yes but I would not have those entities if I only had one rental property.

@Dennis Griffith For one property that seems like overkill. I would put it in a land trust. Much cheaper to set up and no recurring fees and filings required.
