A great read for anyone doing Mid-Term Rentals is '30 Day Stay' by Sarah Weaver & Zeona McIntyre. Chapter dedicated to furnishing. Sarah offers a number of resources on her website https://www.sarahdweaver.com/arya that may prove valuable. She also hosts free educational events pretty regularly.

I agree that we'll likely see a drop off in the need for MTR for nurses but due to the drop in enrollment and employment for this industry, I think it will be a while yet before the drop is significant. I have a friend that is currently employed as a traveling nurse and she indicated that she didn't see it slowing any time soon, especially for those in an area with a large or multiple trauma centers. I also believe that those who did their due diligence when researching their market for MTR will find ample opportunity to pivot to a new target audience.

Kennebunkport is a great area for STR. Demand is high but the cost of entry is fairly high as well and the new STR regs are sure to have an impact on the future of STR's in the area. Be sure you are including regs/ordinance research in your due diligence if you have not done so already. Investing in a property for STR only to find the cap for licenses has been reached will have an impact on holding costs for sure. This is not to say you should not invest in that area, just have a back up plan e.g. winter rental or long term rentals while you wait for a license to become available. No new licenses will be issued in 2022 and a n STR license will not convey with a sale. However, if you purchase a property that already has a license, that license will remain valid for the remainder of the year. I'm researching a seasonal camp purchase as well as several others for potential STR. Given the market has not fully slowed down I'd like to get pre-approved so I'm ready to go if/when my husband and I find something we like. Anyone have recs on lenders who are well versed in STR, Vacation and Seasonal properties in Southern Maine? I have a couple connections but want to build out the database. Thanks very much in advance.

@Leon Lee I'm in Kennebunkport Maine. We ask homeowners to do private trash pick which occurs twice a week for high season. Guests put trash/recycling out for public pickup on Sat mornings. With the pending regs going into effect in 2022, this will become even more important for us.
