@Meghan Helbick just don't get stuck in the learning phase.  It's a common pitfall.  Everyone wants to be an expert before they begin.  They're waiting for the perfect time and it never comes.

The best advice I can give you is to setup a direct mail campaign and stick with it for at least 6 months.  The probabilities are on your side for closing a 5k - 10k deal.  You just have to take the plunge.

@Meghan Helbick there is more knowledge and actionable items in the BP community.  Use the keyword alerts and search function.

I would search for yellow letters, postcards, and a major city in your area.  Build a small knowledge base then put together a marketing campaign.  Get your phone to ring and get in front of motivated sellers.

You don't need that seminar to take action.

@Ray Leon I'm thinking your request is way too general.  I'd recommend you use the keyword alerts.  Put in your geo location and that should give you a steady stream of local people that are doing deals in your area.

I would then reach out to those individuals and build relationships.

@Tim Bishop I've ranked quite a few sites and would be more than happy to help out.  Your squeeze pages should be used for PPC or media buys.  Your main pages should be keyword specific and build pages for each keyword.  Use the blog portion to go after long tail keywords and then link those to your main pages.

I recommend studiopress.com for Themes.  They have great support and lots of free graphics, CTAs, and other useful stuff.

@Michael Morris I'd recommend that you develop tools, books, or some type of download.  Then build content around it and post on high traffic sites.  Make sure you have a CTA (call to action) that drives those views back to your website.

Over time you'll build a strong community but it can take years.  This is a long term play and that's why most fail.

@Darrell Shepherd I can answer your questions about BP links.  If you're a Pro member then they give you a do follow link.  So, every time you post on the forums you get a link to your site (in the signature of the post).

You can also setup a blog and create informative blog posts.  If your quality is high then Brandon will probably promote it.  That drives more traffic to your site.

If you can get a featured blog on BP then BP will give you a do follow link in the signature for the blog.

There is a ton of leverage by using BP and providing great content to others.  The more you share the higher the rewards.

If you need more links then start with local citations.  getlisted.org is a great site to help you with this and very reasonable.  It's owned by moz.com

You'll find plenty of knowledge and expertise in the BP community.  The search function and keyword alerts are great.

@Alex Silang Now you need to go out and find the best guy/gal in your area and partner.  Make sure they have a proven record of closing deals.

Tip - I would ask them what types of deals they do.  Your marketing will bring in all sorts of opportunities and you want to work with someone that can do more than a wholesale deal.

@Luis Reyes I would leverage the BP forums plus the books mentioned above.  Then try to find some local BP meet ups where you can network with like minded individuals.

Next steps would be getting your phone to ring and talking to motivated sellers.  You'll learn more by doing and it really doesn't cost that much to get a direct mail campaign started.

@Account Closed It depends on the market and your keywords.  For example Butler, PA would take 60 days tops.  Keep in mind that Google will sandbox your site for 30 days.  Basically, they hold your site from ranking for the first 30 days.
