@Adrian Brown I would call the city or county and see if they'll allow you to do this before you spend too much time on it. Your biggest concerns will be getting the zoning, permits and utilities for this.

I agree with @Melanie P. What's most important is what aligns with your goals and your investment thesis?

Why are you doing this and what are you trying to accomplish?

Both land investing and multifamily are great but what's best for you is more important.

Land has no cashflow and is speculating imo too so personally it doesn't fit my investment thesis of buying property that produces cashflow.

@John Gonzalez Austin real estate has already started a slow rebound from what we can see on the sales side. DOM is dropping and prices have started to turn a corner, but we really need interest rates to drop to accelerate that.

We have sold quite a few this year and are already lining up listings for the new year. We saw a big pop last January mid month and I expect we'll see the same this coming year!

@Marc Robinson some may be more adventurous than me but with septic and well I would walk away

I prefer TOH of course but with $300 lot rent and 19 occupied, utilities included in rent I would pay $400-450k for this

@Marc Robinson what's the lot rent, who pays what utilities and what's the source of the water and sewer?

If you know the 2 bedroom median rent in the area, population trends and the last time rent was raised that's helpful too

Most people get a manager to live on site and then asset manage, that's what we do
