Man I was moving along strong and the beginning and then the past few months I kind of hit a wall and just stopping putting effort into the search for something to purchase. I have given myself little excuses but this is what I needed. I need to jump back in and pick up where I left off. Congrats on your accomplishments and hopefully you have continued success.

Post: Anyone see Slab homes in Northwest Indiana? Issues? Common?

Sorry read over your post again. I can honestly say I never worked for a builder who went this route on a new house. I am not sure anybody builds without some sort of crawl space or basement but I may be wrong about that.

I did HVAC in the Michigan City/Southwest Michigan and I can’t say I worked on a lot of slab built houses but they did exist. All the duct work was in the concrete on most. I worked in crawl spaces more than anything else unfortunately. It’s funny you ask one of the houses I am looking at is on a slab with all electric heat. That had to be one high electric bill during those winter months. What kind of things are you looking for in particular with slab houses.

@Jon Johnson thank you for all that. Every time I drive by I look for somebody outside but have not been lucky yet. I did find the owners name and now that I think about it he has a phone number in his other rental I can call. Well I guess I know where I’m going after works today.

With the price of wireless cameras being so much cheaper these days I would leave that up to the tenant. If they want to pay for some cameras as the owner I would have no problem setting them up for them.  I would leave it in the Tenants hands but that is just me there may be some in here that currently have cameras on their rentals.

So on Auction site they listed a Duplex that is 3 doors down from my in-laws. It is a small 2 bed 1 bath on each side at 1400 sqft. What should I look for when it comes to the title. They do list the title on the site and it shows no liens but is that all I need to be concerned with. Is there something else I need to look up because  what they have listed wont show it to me.  There is also the unknown stuff like what the inside looks like and how good the current tenants are. I was thinking of going in for 10K-12K max bid. For this price I can handle a lot of unknowns. I am sure it will go higher during the bidding process but if I get lucky it could be a great start.

@Daniel Lipinski Good luck in your future plans. I have been on here for a month now and this is definitely a good place to start. If you have any kind of commute to work currently go ahead and listen to the Podcasts. I started from 1 and have made my way up to #41 today.  Those things have a ton of useful information.

Everything was going good until I read those last 2 posts. I have been looking at using a HELOC to purchase and flip my first house . I was under the impression I could buy for 25K put in 20K and get it all back on a conventional Loan. I was not aware of the 6 month wait. This helped clear some things up Great Post.
