Also, in CA, its $800 to file the paperwork for a LLC, regardless if you make a dime, and $800 a year extra, so CA is the last place to set up multiple LLC's for lower end properties.

Different strokes for different passive aggressive folks Christopher. I appreciate your concerns...I pray often but usually its for sick friends/family and not for being sued :) One mans perspective and I feel all my insurance policies provide adequate protection. Furthermore personally I do not want to deal with multiple LLC management, costs, due on sale clauses and title issues as you are still personally liable if notes are not under your LLC as well which have higher commercial rates. I've solely invested in TX for the last 12 years and closed my CA LLC and reformed in a business friendly state many years ago. I would never give CA any of my business or money as there are a lot more business friendly states to do business in. How would you advise the original poster?

Hello BP Experts!

I'm interested in a property in San Antonio TX.  The owner on county website shows FNMA INTERNATIONAL PLAZA II 14221 DALLAS PKWY STE 1000  DALLAS, TX 75254-2946 as the owner but its not listed on HomePath.com.  I've been watching HomePath for 5 months for it to be posted to no avail.

Does anyone know how I can purchase the property it its not on HomePath.com

Hey there!  

I have purchased (3) 4-plexes is a specific neighborhood in TX and looking to buy more but unfortunately there are none currently for sale.  I was out bid on the last 3 offers I made over the past 2 months. 

Had a few questions for yellow letter experts:

1. I was wondering if anyone thinks sending a yellow letter to the owners would work? I already have all their contact info.

2. If so, what should the letter say?

3. Any recommendation who to use for sending the letters?

Is it illegal to require California tenants to carry renters insurance?  I had a RE agent tell me it is illegal but I'm finding no law/evidence to support this.  I believe as long as the requirement is in the lease you are ok...

Hi @Peggy Liu  are correct.  You can file a complaint with TREC if they breached the contract or broker duties.  TREC takes complaints very seriously.  Feel free to send me your agreement and I can review for you.  Unfortunately there are a lot of bad PM's which led me to start my own property management company!
