Honestly I'm not really sure, but I bet there's someone more experienced than me on here who defiantly has the answer to the question! From what i've learned, banks really, really, want to lend you their money, you just have to make it easy for them. When did you get your first credit card? All have you tried talking to other banks or smaller credit unions? I think if you look into it more you might find some sort of loophole. Do you have a family member who would co-sign? You defiantly took the right step by taking action and going to the bank, which is admirable!

If looking in Cleveland - Lakewood (sometimes, many are overpriced), Kamms, Cleveland heights, shaker heights and Old Brooklyn all have some good opportunities to house hack.

Yeah I'm defiantly going to get into multifamily so probably a duplex or triplex, just whatever I can afford. I'll do an FHA loan and my parents are open to co signing on it. I'm not really sure what area i'm looking at, it kind of just depends if I go to college or what the deal is with my life. I'll probably fill it via facebook marketplace or craigslist. I think once I actually get closer to pulling to trigger on a property, I'll need to look more into being a landlord. The plan after that would be to fix it up a little bit, and refinance it after a year in order to get enough $ for a down payment on another house. One question I have for you is, how do you find a good bank? I hear a lot of experienced investors talk about how they put less than 20% down on investment properties because they have a good relationship with a credit union or bank.

@Robert Matelski I like the idea of it being “tangible” and obvious to the investors of how I can help! Do you have any suggestions on skills investors find helpful? Some people have mentioned graphic design and social media management. Do you think those would actually be important to an investor?

Hi! My names JT Marting, and i'm an 18 year old high schooler in the Cleveland area. I've been listening to the BP podcast for a little while now, and am trying my best to start actually executing in RE. I'm starting to understand how to run numbers on a property and what's important, and have even made my own calculator to see if a rental is a good deal. The aspect i'm pretty lost on though is actually walking properties and understanding the rehab side, as well as just closing a deal, as i've never actually been involved in a purchase. Is there anyone who'd be willing to hop on a call and give me some tips? Anything would defiantly help at this point. Thanks !

Hi! My name is JT Marting, and I'm an 18 year old looking to get into REI. In order to get a better grasp on the market and concepts, I feel like becoming a RE agent would be the first step. I'm planning on taking a gap year and living with my grandparents in Jupiter, Florida. I'd get my RE license, and hope to affiliate with a brokerage where I can learn more about RE.

I understand 100% that it would probably take me 6 months to close my first deal and i'm 100% okay with that. I think by starting when I'm young it will workout better because i'll have no expenses and nothing relying on me financially. 

I'm wondering what I can do, or what skills I can learn in order to make me a more successful agent. I understand that buying a home is one of the biggest decisions people make in their lives, so they often don't want to entrust an 18/19 year old with this decision. Has anyone been an agent this young or has any suggestions for me? I'd love to hear anything you have to say. Anything can help me out at this point!

@Wale Lawal Wow! I was just looking through the forums trying to learn a little but in my down time but this was a REALLY, REALLY good acronym! I think it simply breaks down what’s important to look for in a RE agent but also shows agents what’s important for them if they want to build a client base!
