Generally speaking, CAP rate is a measurement of risk - and varies by asset type, class, location, etc.

Another way I might answer this is; what do you need to get Olin the way of returns for your asset?

I.e., will you be using your own money? All cash? Part equity from a private source? Traditional debt for part of the stack?

Many questions around your business plan will help you determine what is good for you and your (potential) investors.

The short answer for my team is; what can the deal afford at the proposed CAP/acquisition cost?

If I have 30% down of my own money - my returns could be different than if I have an investor expecting a minimum return on investment.

Does that help?

Hi everyone!

My business partners and I have a deal under contract and are trying to get it funded at 100% so we don't have use any of our own funds out of pocket. We have the cash reserves, however - would like to keep those available for project operations, potential overages and carrying costs. We have a number of 90/10 and 80/20 loan options available to us. The primary loan that we are considering is: 90/10 (hard money).

Looking for roughly 50k in GAP funding to cover closing and down payment costs. We estimate 60-90 days max as there is no major surgery required for this flip.
