Welcome to bigger pockets @Anddy Barnes. Are you working looking primarily in Fort Worth for inventory or all of DFW?

She doesn't sound overly interested in doing business with you or she would do it.

My suggestion is to find a brokerage in your area and tell the broker what you are doing and ask she or he what agent that they have who is relatively new and appears to be very aggressive to succeed. If you work with that agent you may be critical to his or her success and they in turn will work very hard to get any business you might run there way.

Look at this as a learning process and as a possible $ raise and not a loss. I say this because I am sure you are going to establish a much tighter procedure in handling your business for the future and anytime you think about varying from that you will remember this lesson and not make the same mistake.

The points that Gerald has made for you to follow are excellent. Be sure to pay to get the title pulled since if it is not clear you need to know what other encumbrances  might be on the property.

First let's establish one thing, if you have 6 properties and they are all cash flowing you are far from being a failure, which makes you a success. The guidelines are there to give you guidance in finding a niche and a comfort zone which it appears you have done. Can you do certain things to get a higher yield I don't know your particulars but I am sure the answer is yes. But do you currently own properties with a positive cash flow and appreciating value I would say yes and that is a great place to be. Keep it up and keep searching for ways to improve.
