Hey BP - Does anyone have a reputable home inspector that works in Montgomery County? To be more specific, the property is located in Pottstown. The guy I was going to use had to bail last minute.

I submitted this yesterday but I think I may have posted in the wrong forum so here is my second attempt....

After a long hiatus I am finally back in the market for my first investment property. I have been pre-approved for a loan and begun my search. While doing so, I came across a property located in Pottstown that almost seems to good to be true so I was hoping to get some feedback on the Pottstown rental market. I recall reading that this area could be tricky while conducting research last year but now I am looking to validate my thoughts.

I tried to search but nothing turned up. Does anyone have any insights, experiences or just general comments they want to share? Thanks in advance

Thanks, Matthew Paul Max Tanenbaum and Don Konipol That all makes complete sense. I knew the NE would be hard. Luckily that is my second choice right now. I just had to ask because it had me thinking.

Almost every duplex I see for sale in the far northeast has been in this range. When I run the numbers, they always come out with negative cash flow. How are people making these work? 

I have checked my proposed rents in Rent-o-Meter and even when I push the ceiling, I still come out with a negative monthly cash flow...

Are these properties just over priced? I know my spreadsheet works so this just sounds crazy to me. Thoughts? Experiences?

I agree with a fellow poster, is this worth it to you? I am going through the same process as you and my goal is to get as close as I can to $100/door. To me, that is what makes my time and energy worth it. Just my $0.02. Good luck.
