@Ryan Dossey Is your $7k just in direct mailings? Or do you have several marketing avenues. Also, if you don't mind me asking what source(s) did you use to compile your lists? Public records?

@Account Closed it's pretty standard in Central Florida that if you want power on, you turn it on. Most REO's have it on the listing - "want it? Pay for it.."

As long as the market will bear the $982 rent rate. Why not try it! For some of our rentals we will offer a free prorate of 2 weeks or something along those lines if we are antsy to get a unit leased. Or if they want to start the lease on a 1st but take possession on the 25 of the month before. 5 days rent free usually makes a new tenant pretty happy. Not a big loss on the cashflow and the unit gets leased faster.

@Jay Y. Hey we use some color variation of this Resilient Vinyl Plank Flooring on almost very one of our 300 + rentals and it works great!!

Carpet will last 1-2 rental cycles. We are find this material last 4-5 rental cycles. It's water 'proof' and easy to maintain. It's a bit more expensive then carpet but well worth the invest from my experience.

In the end, it's going to be entirely up to the seller what price they are willing to accept. Present to them all the numbers, facts, and trends. A rational person will oblige to the sways of the market. An irrational seller is going to drive you insane. Just make sure you didn't over promise them what the market will actually bear.
