Patrick Philip think of it this way. And nothing against wholesalers (good ones supply a tremendous service to REIs and I love them and Agent/brokers like myself) but what do they do find you those deals. I'll tell you. They do what you don't do. Just think they are finding the deal then placing a up charge for their services. If you were to find that deal, no there's no UO charge for you it is money in your pockets. Knock on doors, place signs, direct mail works with an average 2% call back so if your only sending 100 letters once a month it's not going to work for you, make your car a billboard, just be a fanatic for finding deals. The key is to know your criteria, understand how to structure the deals and deals will come. Not everything is pay all cash or get a mortgage trust me. I've never gotten a mortgage for any of my deals. Of course with cash comes flexibility but structuring contracts right brings the same. Some deals your looking for a specific seller that will meet you terms some it's price some both. The fact is while your saying there are no deals, there being made right now. BE persistent.

There are some intricate details that any investor needs to know about tax deeds. Due diligence becomes 10X when your buying sight unseen and a lot of local municipalities that may still have liens. Cash only sales and the owner can only redeem up to when you pay the full amount. After you pay there is no redemption in FL. Other states are different as owners can redeem up to two years after you've purchased I've purchased through the tax sale and can let you know what I know. PM me

Don't believe there are no good deals, there are. You have to get creative and not depend on wholesalers. There is a lot of competition it that is with anything. If you have cash to buy, then you can find a good deal. The question becomes how bad do you want it?

About, yes bur not the same. We purchase at both the Forclosure auctions and tax deed auctions and there are some things that a different when laws step in. The most important is when you go to sell. You don't get a certificate of title you get a actual tax deed. Meaning you do not have equitable title and must "quiet it"(sue everyone claiming interest in the property. This is done through a lawyer but now there are a couple services I like that bypass this nuisance. It ranges in the 2-3k range increasing your initial cost. Of course theres more but short answer is yes there is a difference, due diligence is king.
