If there is a condo not approved by Fannie Mae does that mean the only way someone can purchase the property is cash or by a loan that is manually underwritten.

Get on a high producing team as a buyers agent. Do your research by getting on sites like Zillow and look at the individuals who have high recent sales. You might have a higher split on commissions but you should make it up in volume. Plus you will learn from others and have the support you need when first getting started.

I am an agent and deal with buyers...not sure what kind of listing agents you are working with because they are obligated to the seller.

The Dallas market is getting very competitive and I would say the majority of my offers are in multiple offer situations. I was wondering if anyone had any creative ways to close the deal. While bringing more money to the table is probably the best way to win but then you have to deal with the appraisal. My thought were to cover more of the sellers closing cost instead of adding to the price might seal the deal. Just wondering if anyone had any other ideas.

If you have the funds just show proof if you want the property. Wholesaling off the MLS, while not impossible, it will be challenging. I am a realtor and if I see an offer that says "and or assigns" and I don't know the wholesaler I typically advise my client against accepting that offer. In Dallas homes are getting multiple offers and sellers do not want to tie up their properties to individuals who have no intention of purchasing. I would build your buyers list before trying to wholesale. You need to ensure you have a buyer before you try to tie up a property.

I have clients that are interested in purchasing a town home for a rental but the HOA says they must live there a year before they can lease. Does anyone know a work around for this?

Does anyone know the requirements for receiving money from a family member to purchase a property. Have a client that has a family member giving her cash to buy a property but it's from a family member. It's around 129k.

Why am I sitting here watching this train wreck??? I know that the majority of these show are staged but at least Armando, CT Homes and the Atlanta ones attempted to make it a little more realistic. They don't even buy crap houses on Vegas...the damaged is so staged. The husband is a beating and the wife kinda freaks me out. I saw an infomercial with them pitching their program. Lol
